Since 1983 we have rented privately owned homes, condominiums and townhouses to literally thousands of people from all over the United States, Europe and throughout the world. If we have discovered one thing it is that people who are coming to Florida on vacation don’t need a bunch of useless paperwork to fill out when they arrive. In an effort to better serve them and the owners of these properties we have a simple, streamlined process which allows for a quick check-in and inspection, which equates to more fun and relaxation time for our guests.

Seasonal Tenants – We will send you a confirmation letter which asks only that you sign it and return it with your $500.00 security deposit. We will hold the property for 5 days in your name or until we receive your signed confirmation and check, whichever is sooner. Upon arrival you will be checked in, given a inspection report sheet and shown to your vacation property. We ask you take a few minutes to inspect the unit, fill out the inspection report and then return it to our office sometime within the next 24 hours. The rest of the time is yours to enjoy. Our office is open 7 days a week and can assist you with directions to almost anywhere. All our seasonal rentals are fully furnished.

If you are going to arrive after normal working hours please call the rental department @ 1-800- 697-8454 and we will make arrangements for you to go directly to your accomodations and you may check in the next morning.

Annual Tenants – We define annual tenants as anyone who is signing a lease for 6 or more months. Florida law does not allow for leases in excess of 12 months. After being shown the property by our rental manager you will be asked to complete a credit application and pay a non-refundable $50.00 fee for the credit check. Credit checks are usually done that day. Again, by law, we cannot give the results of the credit check to you or anyone.  Once approved we require a non-refundable reservation deposit equal to your first month rent to hold the property.  This reservation deposit will cover your rent for your first month.  When you move in we require 1½ months rent security deposit.  This security deposit will not be applied as rent.  This amount will be applied to any damages and/or delinquent payments at the discretion of management.  Our leases normally run from the 1st day of the month to the last day of the 12th month. Prorations of the 1st month’s rent is possible for a tenant moving in on any day other than the 1st.

If you are denied because of the credit report we are not allowed, by law, to give you any information as to why you were turned down. If you wish we can give you the contact number for the reporting credit bureau.  We do offer both furnished and unfurnished properties for annual rental. Security deposits are held until our staff inspects the vacated property.
